Fraud Screening
Scams are Everywhere
Sadly, there are plenty of scammers out there. They might try to trick people by making and recording fake deeds. Imagine waking up one day to find out that a stranger now claims to own your house!
Because our service could be misused by criminals, we require property owner(s) ordering a deed from us to complete a secure identity verification and fraud screening process through a trusted third-party provider. This helps protect you, protect us, and protect the integrity of your deed.
Who Gets Checked?
Before any deed can be signed, notarized, or electronically recorded, all property owner(s) must verify their identity.
What Do We Check For?
Our third-party verification process screens property owner(s) involved in the ordering, signing, and recording of a deed for:
- Identity and ID Document Analysis – Secure analysis of government-issued ID credentials.
- Photo/Video Comparison – Matching the ID photo with a real-time selfie video to confirm it’s a live person.
- Spoof Detection – Screening for altered or fake images.
Recording and Storage
Every online deed execution is video and audio recorded through the notary platform, and these recordings are securely stored for at least ten (10) years, as required by law.
Quick and Simple
Sounds like a lot, right? Don’t worry. The process usually takes less than five minutes. You’ll receive a secure link by email and can complete the screening on your smartphone or tablet.
Important Note
Identity verification and fraud screening help reduce risk, but they do not guarantee against fraud, errors, or defects in title. You are still responsible for the accuracy of the information you provide, and for reviewing your deed before it is signed or recorded.
