(RON) Policy

To complete your Lady Bird Deed, you may use Remote Online Notarization (“RON”) where available. This Policy explains the process, requirements, and alternatives.

Process Overview

Remote Online Notarization (RON) involves two steps conducted through a third-party notary platform:

  1. Identity Verification – You must complete an online ID check and answer security questions.
  2. Notarization Session – You must join a live video meeting with a commissioned online notary, present a valid government-issued photo ID, and electronically sign your document during the session.

Technology Requirements

You are responsible for ensuring that your device meets the following requirements:

  • Strong and stable internet connection
  • Desktop, laptop, or smartphone with a working camera and microphone (iPads not supported)
  • Supported web browser
  • Ability to upload and/or access documents

If your device or connection does not meet these requirements, your RON session may fail. Lady Bird Deed Now is not responsible for technology-related issues or failures during RON.

County-Specific Limitations

Not all Florida counties accept RON for recording deeds. As of this Policy, the following counties require in-person notarization with a wet (paper) signature and direct filing with the County Clerk of Court:

  • Baker
  • Glades
  • Lafayette
  • Levy
  • Liberty

If your property is located in one of these counties, you must use in-person notarization.

Alternative Notarization Options

If RON is unavailable due to technology issues, county restrictions, or other limitations, you may complete notarization by:

  • UPS Store In-Person Notary – Visit a UPS Store or other provider that offers notary services (typically $15–$20, varies by location).
  • Mobile Notary Service – Request a licensed mobile notary to come to me (fees usually range $80–$175, depending on location and urgency).

These services are independent third-party providers. Separate fees may apply.

Requirement to Finalize Your Order

A notarized deed is required to finalize your order. If Remote Online Notarization is unsuccessful or not permitted, you are responsible for completing notarization through one of the alternative methods above before your deed can be finalized or recorded.
